Performs a variety of duties and responsibilities related to closing disclosures, preparation and creation of closing documentation, loan funding and administrative support for the Mortgage team. Responsible for a quality review on all files prior to loan document creation and again prior to funding, to ensure each file is complete and meets Credit Union guidelines, RESPA, ECOA and all other regulatory compliance standards.
Primary Duties & Responsibilities
Completes prefunding quality control processes with attention to quality and accuracy.
Processes first and second mortgage closing disclosures in a timely manner and within all applicable regulations.
Reviews final underwriting to ensure all conditions of loan approval have been cleared. Ensures closing disclosures are ready to be issued once a closing date is established.
Executes all closing disclosures accurately and within regulations to meet scheduled closing dates and times.
Ensures pricing and fees are accurately disclosed and assessed on each transaction.
Reviews names, collateral information (address and legal description), title vesting and member numbers for accuracy by using in-file documentation and internal systems.
Prepares first and second mortgage loan closing documents. Works with assigned title company or mobile notary to facilitate the delivery of mortgage documents to meet scheduled closings.
Reviews executed closing package to ensure accuracy of signing prior to funding.
Prepares funding instructions based on the product parameters (direct post to a member’s account, cashier’s check to third party and/or wire transfer).
Balances with Title Company in advance of funding date.
Reviews and ensures all closing conditions are satisfied.
Funds first and second mortgage loans.
Processes all necessary scanning of loan documentation into Rivermark’s document archival system (Nautilus). Processes and bundles all mortgage loan documentation for delivery to Investors as applicable.
Performs prefunding and post funding audits in accordance with Rivermark’s quality control procedures.
Ensures exceptional member service by maintaining thorough knowledge of lending programs, policies, procedures and regulatory requirements, demonstrating a commitment to professional ethics, complying with all federal and state compliance policies and adhering to HMDA requirements.
Ensures member privacy, security of files and appropriate staff access.
Seeks ways to streamline work processes and continuously improve the Credit Union.
This position has no direct supervisory responsibility.
Frequent contact with members, employees and other financial institutions and businesses.
